Getting sketches done

    I have a site and looking to build. Architect quoted me around 7k for planning application and all drawings. The thing is there is a high chance i will be refused permission and its a huge outlay. I am seeking a pre planning with the council and they have asked for site map and sketches of the house i plan to build.
    My question is what quality would these sketches need to be, would that be a job also for an architect too ?

    Typically yes. You could print a google map, & Osi map screen grabs ( Mark x location of where you want to build, entrance, North point & boundaries) and take some pictures (of the entrance/ up & down the road, the site, view from entrance of where you want house and any buildings visible from the site)

    IMO it is best to attend the planning meeting with an Arch

    Yep the more info you bring the more you can get out of the meeting. The architect can draw a sketch pretty quick once he knows that is the design you want. Out of interest why do you think you will be refused?

    Well i am not from the area. I inherited the site from my aunt but have been told that the county council is strict here that one off housing be for locals. So you were born or grew up, went to school in the area.

    Ok, a rural area so. That will be gone through at the meeting too, where they will outline exactly what the policy means. Typically it means demonstrate a rural linkage, like either from the area or have been living there for a while, and also your housing need. For example you could be from Poland but have been renting in the area for quite a while, and now wish to build your own house, that can be accepted by the Council.

    I assume that policy is the same across the country?. There is nothing to stop anyone from anywhere buying a house, so I guess its just a way to limit one off building. Maybe the preference these days is for more concentrated building

    Similar yes and in any case you will learn what you need at the meeting and I would heed their advice

    I dont know how much rough sketches like this would cost but i think its a lot better this cost than going through the whole planning application process only to be turned down

    They should not cost that much, but if the architect is quoting silly prices about it, just bring a generic design down loaded from wherever to the meeting. The main concern is to find out whether you have any chance getting planning, not the house design at this point. You can print a location map off google.

    Speak again to the architect. If s/he is exeperienced enough they can prepare something for a pre planning meeting involving no more than a footprint outline on an SO map together with maybe no more then photos or at most similar houses designs that may suit the site. The fee to take things that far and no more will be a lot less than 7k
