Confused on roof exemption. Help

    Hi,

    I bought a house that has a flat roof garage attached to the side. The rear half of this garage was converted to a small kitchen sometime in the 80's.

    I am now considering breaking the internal supporting wall so the dining room and kitchen can be open plan. Problem is the ceilings are different heights. I want to change the flat roof over kitchen to lean to to match heights.

    On planning :

    I am told that there is an exemption that allows one to build a garage to a height of 4m for lean to roof or 3m for flat roof. So no planning is needed.

    I have also heard that any change from flat to lean to would require planning.

    In my particular circumstance I would be changing that back half of converted garage roof to lean to would I require planning. I see other houses on the same road have done the above.

    The conversion is exempt from planning. It is probable that you need planning to go from flat roof to pitched roof.
