How would you finish this

    Hi, I’m looking for options/advice on how best to finish the balcony at the rear of the house. It was originally to be finished concrete but the guys that did it work did a very poor job and it’s all bumps and marks (particularly the underside of it). Interested to see what options may be available and if anyone might have pictures to share of similar finishes. Thanks

    The top needs a drip cill/ flashing min 20mm out IMO

    What did your architect spec / detail?

    Can we get a better picture of the underside? And an idea of what the backing construction is?

    Was an Alu/ pvc bead used on the bottom edge?

    I should have noted. The balcony/terrace is been covered in trocal and a balustrade been put around the area. The trocal finish will come down about 20mm. It’s the face and underside that needs a finish.

    The architect sepcified the concrete finish but the work was'nt done right so we are now looking at options. The only optin is to get a consaw at it, steel mesh and plaster finish it again but before we go down that route, I'm looking at what else is possible.

    The structure is mass concrete (with steel). No Alu/ pvc bead used but I'm not sure of the question.

    If it were me I'd try to preserve the concrete/plaster only finish but as a second option I'd consider PVC soffit underneath. Quick job and you should get sharp straight lines.
    Bit of filling between outside edge of soffit and concrete above. how much depends on how uneven the underside of the concrete is.

    aluminum soffit to match RAL colour of windows, with a slight upstand dressed into conc or detailed someway that water wont get behind it. If necessary you can also carry this detail to the jambs so that the window forms an aluminium "box"

    id match this colour aluminum trim on top as well to cover any trocal.
    fit balcony balustrade through.
