    Hi all,
    I am considering buying a site with full planning permission for a 200 sq m dormer house.
    The house design I want would be bigger than this (~240 sq m, 2 storey like neighbouring houses). I have spoken to the planner and she tells me that a change of house design would be permitted but it would have to be the same size/footprint as the original. I am considering putting in revised plans that are still only the 200 sq m but designed in such a way that I could add up to another 40 sq m (exempted development - 1 acre site) afterwards. Could I build the 200 sq m to the minimum requirements to meet planning,get it certified that it is planning compliant and add on the extension and then complete everything? Does this throw up any issues with architect/engineer sign off on the original building?
    I would just apply for new planning on the house design I want but enurment clauses are now in place in this area.

    What happens if the granted permission has a condition that doesn't allow any exempted development in the future?

    DCC are know to condition certain developments (Original Clongriffin for example), and it de-exempts the exemptions.

    In theory the exempted works need to take place on the finished house, but I have seen new dwellings being built and adding the exempted works on at the same time here in Dublin.
