Terrace house refurb

    Hi guys,

    Just bought a house that is 900sq it was built in the 70's and therefore needs refurbishment.... Want to know what ye think of this as a budget
    •rewire 3K
    •re plumb 8K
    •insulation to include external internal and remember there is only two walls to insulate the front and back and attic 9K
    •kitchen + appliances 3K
    •plastering 2K
    •bathroom 1K
    •windows x 4 2K
    •floors 2K
    And then a 2K contingency plan what's everyone's thoughts ?

    Bathroom is optimistic if you want halfway nice stuff.

    I'm doing a terrace renovation myself right now, doing most all of the labor myself and I'm at the bathroom currently.
    Looking for a reasonably nice standard in a 9x6 room and wanting a big walk in shower pan, but keeping the old sink and toilet..

    Batons and plywood to prep walls. 190ish
    Wall and floor tiles, adhesive, grout, sealant, etc . 950ish
    Shower pan 900x1400, door, screen and hardware. 650ish
    Trailer of old walls, lino and junk to the dump. 20 plus time and petrol

    So I'm close to 1800 already doing all the work myself

    I find that EVERYTHING costs at least €1000 more than I thought it would.

    Now I went to woodpecker in Waterford to price tiles for bathroom and wood floors coming in at 2500 including labour and materials ... With the budget as is most materials will be sourced second hand like the bathroom and kitchen. I think we'll go without paint until we save up some more :/ ... But apart from that what do ye think of my estimates are they pretty close ?
