    We have a deposit down on one of the these new houses but there seems to be constant problems delaying their completion. I am curious to hear about other buyers experiences of dealing with Auctioneer/Builder. The houses do look very nice in fairness.

    Connecting to services which has delayed completion by 4 months. Development is split over 3 phases. First phase was due to have been completed in April but there is still no end in sight.

    OP,

    From the looks of it it looks like its going to big a big enough development so doing it in 3 phases wouldn't be unusual... with regard to being delayed by 4 months... i moved into a new house 6 years ago we were due to move in in June 2008, actually moved in December 2008 and we were the first people in the row to move in.

    Contact the estate agents and let them know your concerns etc.

    Hi OP,

    We're in the second phase, albeit one of the first. We've been told that we should be in by late Sept/Early October - I can confirm we've been told the same with regards to the cause of the delays.

    Have you been in to snag yet?

    didn't think these were even on sale yet - what are the prices? They're just listed as POA on MyHome.

    Now that the "good times" are back, it might be interesting to have a thread to track new and planned developments around the area - there are a few that have been give permission, or are going through the process.

    This is very normal for construction projects, timetables are frequently over ambitious in my experience.

    nope not as yet - we were on site last weekend however, and its 90% complete - with only small jobs remaining.

    I'm hoping that once everything is signed off things will start to accelerate!

    Err.... slippage is caused by something, mainly poor planning however you should be aware that builders will routinely delay the completion of builds so as not to trigger payback clauses in bank loans. They may be holding off until a number of houses are sold before stating completion for this reason.

    I have only seen these houses from the road but they look good to me.

    that's good to hear. I spoke to them earlier in the week, probably now looking at October - and we're in one of the first second phase properties.

    They're all wooden frame so I'd expect they're about 250k??

    Sounds about right to me when you factor in the G-tax*. ~€250k + G-tax = ~€400k od.


    * the additional tax just for being in Greystones which makes everything that little bit more expensive, from a packet of crisps to houses.

    Did they tell you why you're delayed? Its frustrating that they're not been upfront as to why there are delays - especially as the houses have been complete for so long.

    Timber frame is a better job than blocks if done right. No real downside. Most houses in US are built like that.

    And not one of them live in a timber frame house themselves.

    I'm also one of the first houses in Phase 2 and I've been getting the same info regarding delays. August became the start of October quite quickly. I drove in there today and saw that there were solar panels on the roofs (to my untrained eye!) for #9 to #14. I was told that, despite the drawings, the solar panels had been abandoned for a heat pump system (?)

    That sounds a bit odd for a number of reasons..if part of your spec included solar panels I think I'd be pressing for a more detailed explanation...

    It's a strange one. I have to say, I wasn't misled or anything. I was informed of this change from the original drawings since the day I first enquired about the houses. Just odd that a few houses have them while others don't. Will dig a bit deeper as to why they decided to discontinue the solar panel installation in favour of the heat pump

    Estate agent has let me know that all houses will have a solar panels plus a heat pump system. They are both necessary for the A2 rating to be a certainty in the case of these properties, apparently.

    That's what I would have thought....dont know what they are using a heat pump with but here it's geothermal plus solar panels and it works like a dream, Solars provide all hot water during the summer and the geothermal backs them up in the winter, costly to set up from scratch but cheap to run..

    If it works as well for you as it does for us I would think you will be very happy with it.

    Heat pumps are cheap to run if you have the PV panels to support them. Otherwise electricity costs go through the roof (no pun intended) to run the heat pumps. You might ask if geo-thermal or air-to-heat? Like anything mechanical, maintenance would be the next thing to investigate. It does have a price, but should be still in your favour.

    I would strongly recommend carry out a cost benifit analysis calculation before installing a heat pump or buying a property that has one installed. I have seen people replace a medium sized heating bill with a far larger increase to their electricity bill. The unita need to be carefully selected, sized, installed and commissioned. If not it can go horribly wrong.

    Yes, but I would guess with an A2 rating it should be giving enough power from PV panels to supply the pump, in theory, and not taking our crappy summer weather into account :pac:.

    I very much doubt that any solar PV will be synchonised with the heat pumps, which are probably air to water.
    In other words, on a sunny July afternoon, the electricity produced will be exported to the grid or else dumped. If exported, there is no guarantee the ESB will pay you anything for it, even though they would be selling it on to someone else.
    On a dark winters afternoon, when the heating is needed, the solar PV will be dormant, and the heat pump will be working from full cost "daytime tariff" electricity.
    Hopefully they will have made allowances or left some space to install a gas condensing boiler, just in case. Have they brought the gas main into the estate?
