    Hi I would like to here from all you who recently got a quote to build,
    Please state county sq.m and amount.

    Would like to also here from people currently in process of building who has encountered un foreseen expense ?

    I am at cross roads have planning for 3 bed house, Would like to build and do right but nervous of going over budget, considering just buying but then it wont be to my liking etc

    All advice appreciated !

    It ranges from 1200-1500/sq.m for builders finish. it can raise to 1800-2000sq/m including fit out and can raise further based on quality of finishes.

    Bring your planning drawings to a QS practice they can give you costings based on those drawings and a site visit. We have usually been within 5% of the final price even without construction drawings so long as they are half decent. Some planning drawings i've seen are terrible though. (from a QS point of view) at least your better spending <€1000 getting a BOQ from a QS at this stage and be better informed. Cost per SQ.M averages will get you no-where.

    Depending where you are its most defintely cheaper to buy. The fact your building a Bungalow would suggest to me your in the countryside.

    For example where im from in Clare, its much cheaper to buy than build, same can be said for most of Limerick etc

    I think you got to look at quality when comparing prices of a new build and a second hand house. On paper the second hand house will be cheaper but in most cases it is not comparing apples with apples. With the new build you decide what layout you want, kitchen etc, you know exactly what quality if product is going in. Then again it will be cheaper to buy a boom time freezing second hand house. IMO not just price should be considered

    I suppose it depend who builds the house Murphy doesn't it? For example you could build a house with 6.9 air changes per hour or .9 ACH

    Bryan do you think there were many houses built with .9 ach back in the boom?
