    Put it this way are any older buildings etc exempt when applying for retention ?

    Before 1964 is planning exempt. Planning only enacted around this time so if you can show buildings in place prior to this they are exempt.

    There is a seven year rule if you have building up more than 7 years and the council haven't issued a planning notice on them then they can't ever issue an enforcement on them. Its a grey area. They can't issue an enforcement but neither are they planning compliant which can be a problem if they are to be sold.

    If you are doing a retention of a building in a yard your layout & elevation drawings should have all buildings in them really so that would probably bring them all up to date as regards planning.

    Generally problem with planning is its very subjective and the planner you get or that in your area can have a huge effect on ease / difficulty of planning process. That just the way it is.
