Is this land grab? Have I been mugged?

    Neighbouring house built an extension circa 8 years ago. Never really bothered us much at all, but they are about to sell and we recently tore away a fence and noticed that they definitely seemed to have encroached on our perimeters.

    Am I correct to think so? If they are about to sell, could I point out this error and get some redress. We would like to move also and if this is going to cause us a problem I would like to get this sorted before they disappear.

    Hard to tell in the photos but to me it looks like they built the actual block walls on the boundary line but over hung the flat roof portion.

    It may be a simple enough fix but deffo approach the subject now rather than later as the issue could cause both of you to :

    A. Fall out
    B. Lose a sale.

    It's not clear, but (from the limited information shown) it would appear that the actual divide line is mid way between the vents. The chimney lead is part visible in picture 2, half way on this would normally be the boundary, which lines up to mid way between the vents. If this is the case there may not be any encroachment.
