Rebuild or renovate on a Derelict House???

    Would anyone know or maybe have done this themselves. Would it be cheaper to rebuild/ renovate and extend a house over a derelict house or knock it and build it from scratch. Would you need planning permission for renovating and extending on that site. Would love to hear from anyone who has done this and how they went about it. example planning permission, architect etc... Just wondering were you would start with this to get the ball rolling Thanks for all your input :D

    It can depend on how long the house was derelict, after a certain length of time a site with a derelict house is just a field.

    Nobody has lived in it for about 15 years it still has a roof on it but in the state it is in you would have to renovate it before you would live in it as it is also damp.

    Your budget will also dictate things. I'm in the middle of a renovation myself. Have spent a lot more than I originally planned to. Could have spent a lot less, but would have had to spend a bit later down the road.

    Could have also probably have knocked and rebuilt a basic spec house cheaper - but I wouldn't have half the house.

    Overall, we were happy with the size, layout, etc. and I think we would have had issues/restrictions with a new build. We didn't make the house any larger (except for a porch) but still went for planning as we were changing the roof shape, windows, etc. Another reason not to knock was the fact that the house was relatively well built structurally.
