Mortgage with EBS or PTSB

    Hi all, just wondering if anyone can offer any advice on which bank to go with for our mortgage?
    We've got approval from both for a loan of 217600 with 54400 deposit, so 272000 in total with a 33 year term for both. EBS variable is 3.95%, PTSB is 4%.

    4 year fixed with EBS is 3.75% and with PTSB is 3.9%. Not sure what the 5 year fixed rate in PTSB is but in EBS it's 3.8%.
    Only thing PTSB has going for it is that they give €1000 back for your legal expenses, which would be handy since ours are around €5000.

    Has anyone any advice on which lender is better to deal with?

    I'm with PTSB for the last 10 years (on a tracker for the last 8) with no hassles.

    Though for you, I'd imagine the extra 0.05% or 0.15% interest that PTSB will charge (compared to EBS) will over the life of the mortgage exceed the €1000 legal expense pay-out offered by PTSB, making the EBS with their lower rate more attractive. Still, if you're stuck for that €1000 in the short-term...

    Thanks for your reply.Went with EBS in the end, our rate for 80% LTV was 3.75, so it was a no brainer then! better fxed rates too
