New build v second hand

    Hello everyone

    We have been looking for about a month now, we just found out that there a new builds going into the area that we want to buy in.

    Does anybody know about the plus or minus of buying a new build?

    New Builds : Stricter Building Control Regulations and stricter standards with regards to Air Tightness, BER Rating and in general the amount of insulation and renewable technology.

    Old Build : More scope to extend, may require some wroks to get up to a comfortable standard depending on the build quality of the original builder.

    All depends on layout and style that you want. Many new homes in the City now are narrow frontage to get more dwellings into the scheme.

    The biggest downside to buying a new build imo is the price. They added a small number of new builds to my estate last year. The other houses in the estate would be around 15-20 years old. The new builds sold for about 100k more than comparable older houses in the estate. You could have done a lot of work to an older house with that kind of money and really make it your own.
