leasing a stand alone shop on the street vs kiosk in a mall

    Hi I'm wanting to start a business.
    I could lease a stand alone retail premise at around 12k per annum where i am in limerick and set up and hope for the best.

    But

    I know of an example of a tiny kiosk, in a busy mall and after some sussing of the place
    I'm pretty confident the little place is making a absolute killing.

    I've a few questions, anyone run a kiosk?

    I googled terms like Kiosk leasing and found a brochure from an auctioneer,
    rent of the kiosk was like 6k, a service charge of 2.5k and then you pay rent also which I'm assuming is for the little plot of land in the mall. Struck me as odd, the kiosk didn't look special renting it for 6k every year, i felt I could get a carpenter build something as effective for much cheaper. Why a service charge then if you also have to pay rent?

    Also, if you have anything extra to add would be appreciated.

    The centre may not let you supply your own kiosk to prevent the place looking like a shanty town. High quality kiosks can cost tens of thousands to buy from a professional manufacturer.

    Service charge will be for cleaning, lighting, security, general insurance (you will probably still need your own insurance) etc etc etc.

    Centres are very expensive but for good reason. If what you plan on selling allows you to do so from a kiosk and its affordable then it'll make those first few months a bit easier unless you find a shop in a really great spot. Not having to worry about security as much would be nice too!
