Building up on a single story extension

    We're looking at buying a house but upstairs needs to be expanded. I'm asking how long a piece of string is but does anyone know how much it would be to build up on this side extension? Rough ball park will tell us if it's within our budget. [Sniped at the request of OP]

    Yeah, Higher prices say in Kildare than there would be in the backend of Kerry for example.

    You'd be looking at around €15-17k ex Vat and fees for planning etc. All in including Architects and Engineers etc youd be looking at nearer €25k, depending on issues with access or anything odd, you could be looking nearer 30k

    Yeah in terms of construction it's not the worst but there's a lot of fiddly work involved

    Pull off the existing roof, build up to next level, form a new ope in the upstairs wall which will require 2 lintels, that will destroy that wall inside so plastering and painting required. New windows a new door. Then downstairs in the existing extension you'll need a new ceiling and associated making good. The joists will probably need strengthening. Then there's new floor and plastering both integrally and externally. There's requirement for scaffolding and then there's a whole new roof to go on. You could reuse some parts like the gutters but your only talking a few euro.

    The inside of the house will need proper dust proofing and cleaning after too and a small bit of electrical works assuming it's not a bathroom your adding on.

    When the eng is doing the condition report ask him/her about structural requirements of building above lean-too

    thanks for the replies, really appreciate it. Good idea to ask the engineer. Not sure we'll get that far.. bidding needs to stay low for it to be worth our while.

    it makes no difference if the OP built on or not tbh as every situation is different.
    You need to expose the existing foundations, and your Engineer will make the call on whether they are sufficient to build on or not.

    Ideally, you get 2 prices from the builder, one to build on and an extra to remove and build from scratch, that what you have no surprises when they are exposed.

    We didn't do it in the end. Bought a similar house in the same estate but with an attic conversion so it takes the urgency out of building up. Depending on how much our family grows, we may never do it but it's a nice option to have.
