Pipe Damage/cracked

    We're in a house which is a new build completed just under 2 years ago.
    Now a leak has been discovered which looks like was there from day one. It has only come to light recently as it is a pipe under the bath and the bath has only been reguarly used in the last couple of months so before that wasn't an issue. (Showers were fine!)

    Looks like tiles are going to be taken up. And the roof below has a nice big hole as we needed to locate where the leak was coming through to the downstairs. Bear in mind also we've doucon slabs here.

    In terms of correcting and paying for the damage will we have to cover it ourselves or use our household insurance (hoping not to as loose no claim). Is there was recourse with the builder for such instances. Thinking Homebond won't do much at this stage as after 1 year.

    Just looking for thoughts

    Yes I would think your going to have to write it off to unfortunate experience. If you have already a damaged Ceiling can you not fix it from the Ceiling side, Save disturbing anything.

    Unfortuantly the doucon slabs are inbetween the dowstair ceiling and the pipe.

    Did you take the panel off the side of the bath and see can you see any leaks there...

    One section of the tiles on bath were opened but we'll have to go though the rest to find the crack

    What condition is the seal between the wall tiles and the top of the bath? Do you have a shower screen or a curtain?
    Also have you checked that the drain in the bath is not loose?

    Homebond only covers the structure. New houses seldom come with any kind of warranty. A kettle does!
