Self build and temporary accom

    We have been given the opportunity to build on my fathers land, hopefully to drag ourselves out of the pit of a mortgage we find ourselves in. I was wondering if you need planning permission to place a mobile home on a site while applying for permission to build something a little more permanent.

    With regards to the something more permanent, we hope to do something affordable. We are looking at modular homes and log cabins. What are the chances of either being allowed? It's a rural area. The road has had a few houses built on it in the last ten years and it would be a modest size. Are we more likely to get permission for a standard brick and concrete home?

    Very early days yet so I'm just making vague enquiries for now. Thanks.

    Depends on:

    Zoning of the land,
    Rural housing strategy on the Development Plan,
    Whether you already own a house,

    In my opinion you will have a much harder time getting a log cabin compliant with the building regulations than you would convincing a planner that it's acceptable rural construction.

    Modular build has it's advantages but is no cheaper than block build.
    A Log home that complies with current building regs and will appease the planners will be a challenge, they often appear cheaper as log structure price is only a % of the total price.

    My advice get an architect and design a modest compact house. Set your budget and be realistic.

    Thanks, appreciate the input. We are stuck between a rock and a hard place. We can't afford to build until we rent out our house and we can't rent out our house without somewhere to live. I thought a mobile would bridge the gap but I'd imagine permission for one would be tough to get.

    If we were to try for permission, can you apply for it for the permanent build and include the temporary accom onsite in the same application or are we looking at two application processes?

    Yes. They can be the same or separate applications.
