New Build - Roof Slates

    Hi all, we have just got planning permission for our house. Very excited but lots of decisions to be made. Trying to decide between man made slates and natural slates at the moment. Obviously man made slates are cheaper and I am happy to go with them but I am just wondering will the colour fade in years to come? Also has anybody any recommendations on which man made slates are better than others? Thanks in advance for all your help!

    Man made slates usually come with a guarantee but they do sometimes fade. If you can afford it I'd go natural. It does look better.

    Natural slate wise the two most popular would be Welsh and Spanish. I'd avoid Chinese. The slate is Spain isn't as old as Wales and sometimes suffers from surface rust. We have had it fail on some projects after 5 years and the quarry went bankrupt during the recession. You can get very cheap Spanish slates which I would avoid. Quarries in Spain are numerous and if they get into trouble can close up, move a mile down the road and reopen. Having said that most Spanish slate is decent. Welsh slate however is far superior and the Rolls Royce is Blue Bangor. This is the one the planning authority condition if you are working on a protected structure and doing any works to the roof. If you get 8mm thick Blue Bangor in the standard size you will have a heart attack when you see the price but what you can do is get 10mm or even 12mm thick standard size slate. The 12mm thick is about the same price as the mid-high Spanish range.

    Things to consider. If you have very large spans and heavy slates you may require larger timbers - consult your engineer. The vents are laser cut in the slates and expensive. You need a slate and a half at the edge which are more expensive. Lots of different roofs, valleys, edges, etc = lots of larger slates and more waste which is more expensive. I can't name suppliers on this website but it doesn't matter as you can buy slates direct from the quarry and they have a rep in Ireland who I've dealt with several times and is very helpful. I'd start by contacting the Blue Bangor Welsh quarry and see what they offer in your price range. If it's too expensive go with man made.

    Have you checked your planning permission and Architects drawings. What you can use is usually stated in there.
    Man made Tiles will fade over time but your talking about 30 to 50 years. Most of Dublin is Roofed with concrete tiles and they still look ok.

    I gave myself a pain in my head when I was doing my roof over this, too.

    But then I discovered: a) I can't seem them from inside the house and b) I can barely see the roof from the confines of my garden, as I 'd have to stand so far back/away.

    In which case, why would I spend €€€€ I don't have to - I mean, for who's benefit ?

    So I went with man-made.

    Much the same for me too. By the time I got to that stage it was "natural slate or kitchen? I'll take the kitchen":)
