    Hi.
    Due to unforseen circumstances our architect has had to cease working on our new build project. We have planning permission with the architect listed as the agent. We are waiting for the 5 week 'objection' period to pass before submitting commencement notice.
    Anyone know if it's easy to change this?
    I've tried calling the council, not a great bunch for answering the phone! Thanks

    Sounds like you've missed a whole bit in the middle! :eek:

    First off, you need planning permission first, before you can submit a commencement notice.

    I assume when you say new build, you mean house? Have you appointed a Design Certifier and Assigned Certifier? If not, google SI9 2014.

    What do you think you need to change?

    Get a new architect to prepare detailed design drawings, I would have expected the current one to have recommended/introduced you to a replacement.

    Assuming you are in the planning processes then you have nothing to ring the council about.

    We have applied for planning permission!!! The council have decided to grant permission which will be fully granted once 4 weeks for appeal have been allowed.
    The issue is all correspondence has been going to the architect... the agent, I want to ensure all correspondence now comes to me.

    Don't worry about it. 'All the correspondence' equates to a few pages of conditions and a statement of 'notification of final grant permission', all of which can be downloaded from most local authority planning websites, after the final grant date has passed.

    start interviewing assigned designers (tender stage & commencement notice) & certifiers (construction stage)

    OP, you should contact the planning department and request that all further correspondence be directed to yourself. The final grant of permission is an important document and I would not think downloading the scanned images from the council website would be satisfactory. As you proceed with the build you will undoubtedly have further correspondence with the council regarding complying with conditions or possibly making minor amendments to the design and you will want any responses coming back to yourself or your new architect.
