Refused planning permission

    Hi,
    I have been looking for planning permission in co cork for the last 5 years, I'm from the area (feet away) lived there my whole life, Run a business from the area, Married with two children, My uncles land....
    We are being refused for the density of population on the road, However an alternative site a stone throw away has been advised, We have stressed this will fail percolation tests as well as not being offered as a site to us, We have been refused twice so far
    We found out recently the area planner at the time of our first application had no problem and I spoke with the area engineer who has no problem
    I'm reaching breaking point of anger and depression on this matter, Can anyone give constructive advice,

    Maybe check with the uncle about any bad blood in the neighbourhood? Sounds like someone has been opposing the planning. Has your uncle opposed any planning himself? Tit for tat can get personal.

    Have you spoken to any local councillor or politician? There are elections coming up next year, they'll be on the campaign trail. We were refused initially building in West Cork - apparently we would have been adding to the traffic problems commuting to Cork City(?) - and we spoke to a local politician and it was resolved fairly quickly. A politician may be given access to info that you're not seeing and be in a position to resolve it some little bit.

    You mightn't like to do it but talk to your local td. Explain your situation. Getting an architect with a bit of pull in the planning office would do no harm either.
    Got refused myself three times while neighbours all around me seemed to be able to build what and where they wanted. I contacted a local td who advised me to get a different architect. Got planning no problem then.

    Have you tried seeking out an existing "fixer upper". You can bypass local needs and with the right architect extend and renovate to get what you need.

    I'm thinking she's renting elsewhere at the moment, and is trying to get a house built on her uncles land.

    Hi,
    Yes we have local td's looking into this for us, All promising to solve it but failing, And we have a different architect in the last few months
    We have a meeting arranged with the head planner end of this month,
    Has anyone advice on how to aproach this without frustration?
    Do they even listen at these meetings?
