Attic conversion

    Hi guys,

    Just looking for Abit of help or pointers.Im looking at converting my attic into a bedroom no bathroom or ensuite just a bedroom,so will need wall sockets and lights and would like two Farely nice size windows.

    My question is,would anyone be able to recommend someone with experience in attic conversions to give me a quote,painting and finishing touches I'll do do im just looking fot the staircase,insulation,windows,floors(which I'll carpet) and walls along with all electrical and I presume the water tank to be moved.

    Im looking to do it all in stages so maybe for example start in June with 5k,do what can be done for that then a couple months do another stage.

    Hope this all sounds right and makes sense.

    12 to 15k will get a normal conversion done, depending on what work is required to strengthen the floor.
    This topic has been covered several timeshere recently, so search for them . There is a leaflet on environ.ie
    Fire regs are important in an existing 2 storey, if attic makes it 3 storey

    Got a price the other week 22k inc vat for 3bed semi conversion with bedroom, stairs/landing and en-suite. Good levels of insulation and air-tightness, 'white deal' standard of finish

    Dont forget your obligations under Part A, Part B, Part C, Part F of the Building Regulations. (List not exhaustive)

    Apologies for bringing up an old thread Bryan but that quote you received could you class the room as a bedroom? And did it meet all the current building regs?

    The price will not dictate if it's a bedroom or not. Adherence to the building regulations will.

    Will you spend the extra money on getting the new floor structurally certified? Will you place a fire door up there? Will you fit a mains wired smoke alarm and interlink it to the rest of the ones in your house or fit new ones at ground and first floor of required? Will you fit escapable windows in the attic? Will you fit self closer devices to all other doors in the dwelling?

    If you answer yes to all of the above you should be good to go?

    Any idea roughly KC what it would cost to adhere to all of the above my attic is a good size and I was looking to put in a dormer.

    With a dormer. Maybe €25k.

    *complete blind guess depending on the type of house, truss or rafter configuration, construction material used and the level of finish required.
