Where to Start?

    Hi there,

    I’ve been procrastinating for way too long and I’m hoping somebody here can give me some advice to help me get my building project started.

    Project: Renovate a dilapidated Mews at the bottom of my garden, 40 sqm, bungalow. Currently has flat roof and I want to stick on a peaked roof as well as completely renovate internally. It needs everything done apart from (hopefully!) the external walls.

    Problem: I don’t know where to start! I can do up a drawing of the new plan structurally (as in, the layout) and have a fairly good idea of what needs to go where. Is this enough to take to the planners? Additional hitch - the entire property is protected (even though the mews was only built around 1960 I reckon) so this will have to go to conservation planners I assume. Similarly do I need an architect or can I take my plan to a good builder, talk them through it and let them advise what can and can’t be done (I mean what they can physically do, not what is allowed by planners)? I understand the architects take a % fee and I want to keep costs down.

    Anybody got a rough idea of the budget I would need to get this roof done alone? Just ballpark. The flat roof to be removed is concrete (yikes!). New roof should be modern slate with a good few windows (say 4 of the biggest ones, this light will be the main natural light for the open plan house).

    Last point (sorry!) – I have been dealing with a lot of tradespeople lately on another project and I’m tired of co-ordinating everything and getting calls from various people with various problems where everybody blames the other guy. I wonder is there somebody that can manage the project from start to finish, one point person and that person sorts out planning, haggles with the other providers and keeps costs down, co-ordinates the various activities and generally keeps my headaches away. Who is this? Is it an architect? Is it a QS? Is it a wishful thought? I like the idea of being hands on to make sure quotes are good but if I could trust somebody else to do this for me that would be great. Slight disincentive for an architect to keep costs down if he/she is getting paid a % of overall spend!
