Land Registry, understanding documents.

    I have a copy here of a document 'Register of ownership of Freehold land'

    There are 4 pages, and each page has a Folio number XXX in the top corner of each page, pertaining to a property that I bought in 2012.

    Its 1 hectare of land.

    However, in the description of the property it is being described as 6 hectares of land, and in parts 1(a) and (b) goes on to list two further folios of land, and their burdens and so forth.

    Could someone explain this to me?

    Is the the new folio map you recieve from your solicitor or is it one you had before you purchased the property?

    Is there a right of way through other peoples land to get to your land?. Could that explain it?.

    Its the same as the copy my solicitors have.

    Some of the land, maybe before 2000, would have been all one, but its been split up and each piece given separate folios, even before I purchased my land.

    Shouldn't it describe just my portion of the land, folio xxx?

    Adding all three sites together, does not match the described number of hectares, presumably because of discrepancies in the mapping, so it seems impossible to even deduce from this document, what I actually own even by elimination.

    You can look the folio up and see that its just 1 hectare of course.

    You can download a copy of the map with the Folio when you get it.

    A Folio is just a Land Registry description of a particular piece of property.

    part 1 A Lists the Property
    Part 1 B Lists the Part Transferred if applicable
    Part 2 Lists the Ownership
    Part 3 Lists the Burdens and Notices of Burdens

    The Map will then show the property that the Folio relates to delineated in Red.

    It's pretty easy to follow to be fair.

    Well Part A and B list much more land then I'm supposed to own, hence the query.

    You might be looking at the parent folio out of which your interest was carved.

    Are you listed as owner on the folio you are looking at?

    Yes, on the last page I am listed as the owner, previous owners are there too, but with strikethrough text and it says 'cancelled' on the date I purchased the land.
