Right of access to land

    A group of us are currently in talks with a local council in which they are giving us a very small patch of land which was formally used as a water pumping station but is not in use with years now.Half of this land is on a shore front which is ok but the other half is landlocked by a field.There is a short roadway through this which has a legal right of access to it as got by the council before. Things are getting sticky now as the landowner that owns the surrounding land had wanted to purchase the land that we are receiving and when we get it signed over it will not go down well and we fear that he can prevent this right of access.

    My question is does this right of access automatic transfer over to us upon handover and is there any possibility of him preventing us in legally in accessing our land through this roadway.
