old regs or new regs???

    I have bought a site(2014) with foundations poured(2010), I am removing dormer windows and bay windows from origional house design, could I continue on with old regs and complete the build then apply for retention when completed or do I have to submit new plans and be subject to new regs.
    Also is there a time limit on the origional commencement notice which was submitted for the foundations.

    youre asking two separate questions

    1 is whether or not continuing the build on the existing foundations constitutes a new 'commencement'. you may ask your local building control officer that question

    the 2nd question is whether or not you can build and apply for retention after, which you can.

    loads of people are confusing planning regulations / building regulations / building control regulations......

    All parts of the build not in place within 5 years of grant of the planning permision - will not have permission.

    You must build all elements not started yet to current building regulations.

    One day you may sell or re mortgage. You will need documentation ( certifications ) then.

    so start right - with an architect appointed.
