    Hi guys

    How are planning conditions on a build enforced ? Does the area engineet walk into your house for example to check planning compliance before allowing you to connect to services ?

    No. The home owner must obtain an architect certificate of compliance with planning permission to cover these items

    Sometimes the conditions have to be approved before you commence construction. So your planning is not valid until the additional info is submitted to the planner in question.

    Now, with the increased scrutiny on the building control side, not many certifiers will allow the little things to slip and will enforce the planning conditions themselves.
