    How big is it?
Allow €1500 per square meter. A granny flat is just a fancy work for a house extension. Same costs apply.

    Have you obtained planning already?

Does the 1500 include bathrooms etc or it the 1500 just for three walks and a roof?

That's my figure for a finished article to a good standard. That could go up or down depending on quality if finishes eg granite work tops etc

It's a good figure to start with and if it completely blows the budget then you need to think design and or level of finish.

There are economies of scale here. And other factors. What would the floor area of a granny flat be?

    20 foot X 15 foot?
That's quite small. Can you even fit a kitchen, bathroom and living area into that area?

I think there are companies who make these granny flats all the time
in Ireland for less then €20,000

This thread is 3 years old. And you revive it to promote your company.
And no, there are not compliant granny flats being constructed for 20k in Ireland.
