Notice to quit??

    Is a notice to quit valid on a commercial tenant if they have a number of years left on their lease? Or is a notice to quit only valid if the term of the tenacy is up?

    Depends on the T&C's of the lease, some have a provision for something like this, others do not.

    What if there was no provision for it in the lease, would the notice to quit be invalid? I was under the assumption that if there are a number of years left on the lease then you must serve a notice of forfeiture?
