    Apartment conveyancing- who is responsible for generation, cost & submission of the Land registry compliant map?

    Purchaser or Vendor?
    In the absence of clear rules or guidelines I'd appreciate any input on what is the normal.

    Vendor would usually supply current PRA Map as a representation of Property for sale, that is IF the property is registered and IF the mapping is complete.

    The property is registered but not mapped.
    Does that change where the responsibility lies?

    If it's registered with PRA there must be a map of some sort, although that map may not necessarily be a conventional PRA Map. Who is saying a map is needed ?

    Both sides Solicitors, it's a relatively new requirement apparently.

    Vendor should do this in my opinion. If you cover the cost and your sale falls through you're at the loss of the fees.

    Only last week finished preparing PRA/Land Reg compliant maps for an apartment within a complex that was registered but unmapped (Have no idea how this happened as the complex is only 6 yo). Anyway, it was our clients clear understanding that it was his responsibility as the vendor to have the properties documentation in order prior to the sale going through.

    The vendor must supply a land registry compliant map suitable for registration prior to sale, and this map must be lodged with the land registry (PRAI) within two years of purchase. It is the vendor responsibility to prepare the maps (and layout drawing for apartments).

    If it is unregistered (i.e. recorded with the registry of deeds) you can sell it bu the new buyer will have to use your map to register it,

    Just to add - we had to do a PRA map for a fourth floor apartment on behalf of a vendor recently also. Adds weight to the comments that it may be mandatory or at least expected now.
