Toilet leak

    Toilet seems to have leak ! Water continually falling into bowl from under rim .... See photo ... Will flush sometimes won't on other occasions only 3 years old any ideas

    The cistern is overflowing which would mean there is a problem with the ballvalve if it's not flushing that's the syphon best bet is to call in a plumber to replace both

    Ok thks a lot you are referring to the ball valve in the upper part of toilet? Can this syphon you mention be replaced by someone with basic DIY skills eg me lol
    Trying to avoid plumber big fees etc

    In order to change the syphon you'd need to remove the cistern from the toilet. I think you are better off getting a plumber.
