planning exempt question

    Hi. I understand that the rule is that the extension must be 40sqm of less in size and to the rear of the house. My question is if the gable of the house faces the road (rural) must the extension be added to the gable away from the road or one of the natural/usual front/rear elevations. Quick sketch attached, black is house , red is single lane country road , blue is access road and parking. House is a bungalow style with a standard A frame type roof.

    Where is the front door?

    Reason I ask is that in your situation the rear of the house is the side of the house opposite what was originally 'designed' as the front of the house.

    Before somebody jumps in and says something to the contrary...I have in the past prepared a couple of Section 5 applications/sought declarations on this.

    Today agree.

    Any local authority I've dealt with say that the front of the house Is the side where the front door is located.

    It's usually quite obvious which side is the front.

    Thanks for the replies. Front door was/is to the right hand side of the pic. Pity as the best views are to the top gable. Ah well maybe there is a way to make it work with an extension to the left side and reconfiguration. Current size is approx 50-55sqm bungalow. Trend Today seems to be for 150sqm and bigger.Any views on whether a 90sqm floor area can make a comfortable house for a couple and one teenager.They just about get away with the 50sqm's Today!

    90sq m is more than enough for three people
