get someone who has experience with these kinds of planing applications ie architect, architectural technician, engineer etc to prepare and submit the application.

if youve no experience at all of preparing planning application, you will find it incredibly technical and frustrating to try to do yourself.

a big influence on the success of the application is exactly what work you'll be doing in it...

will you be earning money from the work there?
will it involve mechanics and / or vehicles etc?

Yeah thats the plan a workshop for service/repairs cars+machinery. Does this make it harder or easier?

    incredibly difficult

you (most probably) want to put an industrial unit on lands not zoned for industrial activity.

this would not be a straight forward application at all.

you would be better off having a 'pre planning meeting' as soon as you can and tell the council what your plans are gauge their response. you could be told straight out that its wouldnt be looked on favourably.

My neighbour on the other side has a decent size shed he makes kitchens in do you think this would help? his shed is about the same size as the one I want to put up and the 2 sheds would only be maybe 20-30 feet apart?

I agree with syd - have a pre-planning before you go any further.
mod note: we obey the law on this forum and can't/ won't discuss 'ways around' planning/environmental legislation.

I'd like to Hijack this thread if OP doesn't mind.

I'm thinking about building a workshop, which will be over the 25m squared planning permissions maximum.

Initially it would be for recreational use, bit of carpentry, blacksmithing and personal car maintenance. However, I would like to keep the option to perhaps turn the workshop into a commercial place in the future, should I decide to take up the craft full time or hire in someone to use the workshop for production.

Does anyone have useful links for this or advice/experience.

The area is in rural meath a not too far from ashbourne/ratoath.
