Part 4 - what happens after 4 years?

    Hi all

    We've been renting the same property for 4 years. We started on a one year contract and then just went with part 4. What are our rights and obligations now that we're here 4 years +?

    From day 1 of the 5th year for the next 6 months, the landlord is permitted to ask you to leave the property simply by giving you notice, ie it does not need to be one of the part 4 grounds. The usual >4 years notice period (ie 112 days) applies. Otherwise, my experience has been no change.
