    Hi

    Does anybody know how to get confirmation of who's name a house would be in on the deeds.

    And how much it costs and how long it takes?

    There are two systems of land registration in Ireland.

    The first system is the Land Registry. Depending upon how much relevant information is to hand initially, it is possible that the required information may be got in minutes.

    The second system is the Registry of Deeds. Unless relevant details are already known, it can be difficult to know which searches to perform, so it may be difficult to find the owner of a property registered in this system. Also, the process may take quite a bit longer, especially if Valuation Office searches have to carried out first, in order to provide information upon which searches can be based.

    If just one search has to be carried out in the Land Registry, it could just cost €5.00.

    Best case scenario with the Registry of Deeds; details are got in minutes. Worst case scenario; weeks or longer. Or it may not be possible to find the relevant information.

    As regards costs of Registry of Deeds, I think that it costs something like €5.00 for one online search. It could easily happen that multiple searches would have to be carried out, so although searches might cost €40.00, they could cost a multiple of that number. During the housing boom, law searchers weren't shy about sending fee notes for hundreds of euro for one set of searches,

    In fairness the Registry of Deeds charges search fees per name per decade, and searches of uncomputerised records dating from before 1970 can sometimes be enormously time-consuming. They're even more enormously time-consuming if you get the Deeds itself to carry them out!
