commencement notice.

    Hi there

    Does any body know if I need to let council know if I wanted to clear a serviced site to get ready for building before planning is due. Planning due in a week then need to wait 4 weeks after that
    Planning was already granted but made minor changes planning should be no issue
    But I just want to clear out site and get it
    ready
    Any body with info might let me no

    You need to submit a commencement notice. And it would be best if you employ your certifier now before making this move and discuss it with them. You need them t submit the commencement notice anyway.

    It depends n what you want to do. Generally site clearance is not a commencement notice item. Only after the 4 week appeal period and you get your Final Grant of Planning Permission Certificate is technically when you should lodge a CN. In DCC they check CN's that the appeal period is up so to validate the CN.

    Shrubbery, scraping off the top soil maybe site hoarding, knocking down an old detached shed or small coal bunker etc

    Not digging "percolation" trenches that end up running in the same direction and width of the proposed foundation trenches :)
