    hey everyone,
Plans in with Galway coco about 2 months now, starting to research this project and was wondering does anyone have a list of things to start looking at ...ie we starting to look at foundations (already have a headache on that one lol_....what's next then or types of foundation etc some kind of document that you've used yourselves with the list
Looking to build a very well insulated split level house (as is everyone) with heat recovery, rain water collection, maybe geothermal..
I'm already feeling over whelmed...and would appreciate any advice

    TIA :)

Have you a Design Certifier and Assigned Certifier (a registered architect, chartered engineer or chartered building surveyor) on board?

If you have an engineer as your assigned certifier he can design and supervise the foundation. You may need to get a bearing capacity test undertaken on the site by a geotechnical engineer. This is to ensure your ground is capable of supporting the house.

In fairness, with the new regulations, most of those threads are now redundant.

Signed contracts last Wednesday for a new build in Galway. First 'exchange of views' between DC and client on Friday. ..... It's going to be interesting. .....

    Ode To The Motorist

“And my existence, while grotesque and incomprehensible to you, generates funds to the exchequer. You don't want to acknowledge that as truth because, deep down in places you don't talk about at the Green Party, you want me on that road, you need me on that road. We use words like freedom, enjoyment, sport and community. We use these words as the backbone of a life spent instilling those values in our families and loved ones. You use them as a punch line. I have neither the time nor the inclination to explain myself to a man who rises and sleeps under the tax revenue and the very freedom to spend it that I provide, and then questions the manner in which I provide it. I would rather you just said "thank you" and went on your way. Otherwise I suggest you pick up a bus pass and get the ********* ********* off the road”
