Land up 'for sale'

    A small but handy section of land 'may be up for sale' that I would be interested in ;) - would help connect two parcels owned.

    No official notice or anything but there is an auctioneer on the qt to contact regarding sale etc (owner does not wish to advertise sale to all and sundry)

    No price listed. what's the best approach does anyone reckon? I estimate land is 'worth' about 7,500 an acre. What de ye reckon for an offer?

    Based on local values and land type - not a big parcel - some good some low lying and seasonally wet but would provide useful linkage with other land held. Trying to gauge my approach and price decently ...

    First thing I would do is get the finances in order, if you need a loan get that sorted. If you have that sorted make contact, walk the land and see where they are with regard to its value and perhaps put in an offer below where you think it's worth and ye may meet in the middle.

    My twopence worth if you need it, want it buy it.

    Auctioneer is more then likely a commissioner of Oaths so would be duty bound not to broadcast your intentions if you ask him not to.

    Ha I would.nt trust a auctioneer as far as I would throw one, I,d go with a fair offer and see what happens, be prepared to lose the land though.

    Ask how much and if fair or close enough agree and buy. I was offered land beside me last year connected the farms, asked how much wasn't taking the p*** so agreed and no haggling. I thought it was best approach as kept it amicable and quick for everyone.

    Are you sure its up for sale or are you being tested to see how deep your pockets are ??

    The ones around here are fairly decent. Had to deal with them a few times never too far off the mark. Once was told that such a lad was going to buy that farm didnt matter how much it cost and he was right.

    It's for sale alright just that the vendor won't sell to some (old story - going back years)

    How about asking the vendor what they want for it before you make your offer. I wouldn't show that I was over eager to buy it either, I'm sure the vendor has told the auctioneer who the likely purchasers and your name is on top of the list.

    If it will join two of your bits together it's definitely worth going for even if you have to sell another bit to get it. Fragmentation is the biggest curse, white diesel isn't getting any cheaper. Talk to your bank first as already said above.

    If the seat's wet, sit on yer hat, a cool head is better than a wet ar5e.
