Alternative to an Architect?

    Hi folks,

    I'm completely clueless here so I thought I might pick the brains of the knowledgeable people on this forum :)

    My query is in relation to an approx 40m2 extension I'm looking to get onto a 17 y/o semi-detached house. There'll be a 2 story extension out the back of the house and a single story wrap around from back to side, all subject to planning of course.

    For a project like this and keeping an eye on planning costs, what would be the best way to get the ball rolling? I'm not prepared to cut corners or anything like that, however I just need a general guide price that a project like this would cost from surveying the property, drawing plans, tendering, on-site visits etc?

    I met with an architect today and he quoted €4,500 for their complete package which entailed all of the above. Is this a reasonable price or are their other options than employing an architect that could do the same thing for cheaper, I was thinking around the 3k - 3.5k mark? On a side note, the architect also quoted a €1,500 per m2 price for the build.

    Hopefully some of the good people on this forum will be able to give me some advice. Thanks.

    If your extension is to be approx. 40m.sq. and the architect is charging you E 4,500 for a full service...and/including preparing survey drawings of the existing house...that's pretty good/reasonable.

    Bear in mind that if you go over 40.0m.sq., you will need to appoint a Design and Assigned Certifier...and...no matter what size your extension is, you will most likely have to comply with the Safety, Health and Welfare at Work (Construction) Regulations (2013) - see http://www.hsa.ie/eng/Publications_and_Forms/Publications/Construction/homeowners_guidance.pdf

    I would have to agree with docarch. €4,500 for a full service seems very reasonable if not good value. An estimate of 1,500 per sqm also seems about right for construction of this nature. Roughly the quote is 6-7% of the construction cost, which is about as low as a professional architect can go before losing money on a project. I would refer to the RIAI website and look at the "role of the architect" for some guidance. Best of luck.
