    Hi everyone

    we have recently bought a house and have applied for planing permission for extension and we have one architect also,
    1. we have a big garden in back with no boundary in back only chicken wire and lots of small tree and bushes grown , so just wondering do we make back boundary and a small garden shed prefer block one first before extension as that would block the side entrance.

    2. as we have applied for side extension and kitchen in back can we just make kitchen first and leave the side extension for later as our architect got a quote that's like 130k before vat ??, so just thought we have some cash for kitchen only or do we have to build full as our planning permission i.e (plans that are submitted) states.

    When I was granted my planning permission, I was the go ahead with two rules I had to adhere to:

    1) Don't block other people's driveways and keep my path clear/tidy
    2) Build as per the submitted drawings.

    Now that was my case, they might say something different for your PP, but technically, you would be breaking the second rule.

    I would say ask your architect to give you guidance on that?

    2. If you start the granted planning, your obliged to finish the works granted in the time allowed. Read the council letter carefully.

    sorry for confusing everything, firstly i have applied for the planning permission that consist of kitchen in back roughly 300 sqft and the side of my house of another room and on top of it another room. , i calculated total area in my drawing is approx 880 sqft in total. so i asked my architect to get me a quote so that i can ask bank for loan, he works with one company and got quote for 150000 ex vat which seems very high i asked him for breakdown and if we can make construction in part no reply from after numerous emails i guess he is no more intrested

    so i assume if this is the cost can i not just make kitchen only in back after i get planning permission for total as i can arrange 30-40k on my own

    and then after a year i can look for mortgage topup and complete rest of the construction.

    1. kitchen 30msq to the rear only - assuming you comply with the exempted development legislation -this might be an option. BUT
    2. this needs planning
    3. €1700 per Msq for extension - you have given no detail of whats included ? if we assume its turn key, then thats a good price imo
    4. how often have you changed your mind on this project?
    5. maybe. I would go back to the architect or someone who is interested to help you interpret the legislation and building regs
    6. why would you not want all this disruption completed in one go? there are also economies of scale here to consider. the 30msq kitchen extension could cost 50k where as it might only be 45k if built as part of the other extension works

    HI Bryan thanks for the update, yah kitchen is in back but extend to side as well as we have space on side but not forward , we have applied for planning permission hopefully to get buy next week or so.

    the cost only includes building and painting inside, floor tile or wooden ,toilets, door, lights and all kitchen fittings to be supplied by us.

    i was expecting price near around 120 per sq ft.

    you need to build as per the planning drawings OR re-apply for planning. if the extension is to the side it NEEDS to be built in accordance with ALL of the granted planning conditions.

    This an example (no offense ment to the OP in this case) where it is easy to receive the wrong info from this a public forum. All posters should make an effort to read the forum charter particularly where it state that 'posters should make every effort to verify advice expressed herein by the appointment of an independent and knowledgeable third party' - because we can't see or be expected to understand the intricacies of your project from snippets of info wrapped up in a vague question
