Unusual features to add - e.g. place to hide laptop etc

    In the process of a complete renovation at the moment, and thinking about unusual features I could add to the house to enhance functionality. (House will be rented out).

    For example, a hidden panel behind which to quickly hide a laptop if going out.

    What other non-standard items could I add to add value/functionality to a house?

    Renting:
    heat retention,
    Easy to use heating/ hw system
    good ventilation
    How are clothes dried and how is the space heated and ventilated.
    lots of storage.
    wet winter clothes/ shoe storage
    Bin storage
    Bike storage
    Sockets in practical places

    Well just a thought that to provide something of substance and actual value would be rare and unusual and attractive to tenants.

    An opening in the wall at chest level to hold a safe, over which a painting could be hung. I know it sounds cheesy from seeing it in the films but im sorry I did not do something like that when I built.

    I got a gift of a safe as a wedding present :eek: and have no where to put it.

    Provide 2/3 car parking spaces to front. Tenants will appreciate the spaces / less grass cutting.
    Water butts to harvest rain water / reduce water charges.
    Power showers for summer time / boiler off
    Low energy bulbs throughout
    A rated electrical appliances
    Manuals for all services / equipment
    You full contact details for breakdowns / repairs

    I wasn't having a go at you 4Sticks or trying to 'act the mod'. Probably should have had a smiley at the end of that post. Twas merely a commentary on the sometimes cryptic nature of some of your posts but in most instances and indeed this one, I did understand what you were getting at. ie. "Something a tenant would like?? ...Oh, I don't know, maybe...perhaps...something silly like...Security of Tenure"

    Lots of "non-standard" features I'd recommend to improve the quality of life for someone building a house for themselves. Sadly the way the rental market works in Ireland I don't think the cost of putting in any of these features would attract a level of payback to cover the extra expense.

    As 4Sticks and Calibos are pointing out the type of tennant/renter who would appreciate the extras would probably be looking for a lease security that doesn't exist in the Irish market.

    With all this in mind I think you should concentrate on things that make your life as a landlord easier! BryanF's list is spot on in this regard ... and I'd add:

    Laminate floors instead of carpet,
    Heavy duty/washable wall paint,
    Mould resistant paint to all shower areas,
    PVC/Aluminium window frames - no wood,
    Basically - a robust cost effective to repair finish.

    A shower niche in the wall to put bottles of shampoo / conditioner etc and then a little shower ledge in the corner near the bottom so the women can rest their leg on it to easily shave their legs :)
