3 metre height for shed

    I'm building a shed in garden. Its a few metres from the house, but is right up against a boundary wall (not touching). I read before I don't need planning if its under 3m high and the size is only 24m2 so not concerned there.

    1. My question is if I put a lean to roof, the 3m height will be right on boundary wall. Is this ok, or is there a distance from boundary I need to leave. I could do an A frame, but prefer a lean-to.

    2. Where is the 3m measured from? Finished floor level of shed, house, main road ??

    1. Have you permission from the neighbour to use the boundary wall? This could cause civil,issues down the line with the possibility that the shed will have to be removed.

    2. External height I though. So from the immediate ground level to the highest point.

    Also bear in mind, the 3m rule is for a flat roof, with 4m the max height for a pitched roof which I think a lean to comes under but I'm open for correction on that.

    I am not using the wall thats there, but building a new wall to within a few inches of boundary as I didn't want any hassle in future.

    So the 3m would be measured from the surrounding garden level? This would put me over the 3m. I presume if this was a problem I could always raise up surrounding garden level? Just want to be sure before I commit.

    Just make sure nothing overhangs the boundary wall. If in doubt, drop back a block or so to keep it well under the 3m. If an enforcement officer calls,out in the future and takes the height from a different means, then you may be screwed or have to apply for retention. Better to be safe than sorry.
