Breaking an oral lease

    Hi there,

    I agreed to take a property going on photos and the landlord's word that it was ok (was out of the country at the time and thought the landlord could be trusted). Arrive in the apartment and the place is a mess...oven burned out, toilets not flushing properly, electrical equipment like heaters seem to be burned out. As rent hasn't yet been paid (was meaning to put the money in the account this week) and no lease has been signed, is it possible to just walk away from the situation and find somewhere decent instead?

    Some opinions on this would be great.

    Rather than just walking away (as you put it) why not contact him and tell him you're not prepared to sign the lease or pay the rent until the problems are fixed, if he doesn't fix them then 'walk away'....

    there is no such thing as an oral lease..you are breaking nothing right now...So go talk to him as already advised..or just walk away...depends on if you want this particular place or not. If you have stayed there I would allow for compensation of one month divided by 30 for the nights spent. But thats it....
