Refurbishing a house

    I am currently looking at buying a 4 bed house (1500 sq feet). This house needs quite a bit of work done. Obviously I am going to get proper quotes and estimates done for this work but I am just trying to get a feel for how much it would cost.

    Specifically the house electricals may have to be rewired. For a standard enough 4 bed how much would this cost.

    Also the plumbing would also have to be redone and a new hot tank would have to be put in (I would also like to move the hot tank from the first floor to the attic).

    I know that to give an accurate estimate you would need alot more detail but im just hoping to get a ballpark feel for the cost. Any help appreciated!

    Are you ripping it all out and re doing it from scratch as in new pipework, heating, rads ,boilers, sanitary ware, new wiring etc etc

    Yes new pipework, hot tank, boiler, wiring and fuse box. No need to include the cost of rads and sanitary ware.

    Ball park figure, I'd say anything up to 15 grand wouldn't be out of the way

    Without knowing specifics I guess you will looking at 15 16k for plumbing and electrics

    Very hard to know without knowing the amount of work needed in terms of existing wiring and pipes. Obviously having to chase walls and take up floors etc is messy and expensive.

    A basic rewire would be from 5000 upwards.

    Could easy swallow 15-20000

    Rewire - including new panel board, extra double sockets for bedroom and kitchen
    Replumb - replacing old pipes, manifolds, boiler and hot tank
    Insulate external walls - thermal boards over battens plus new skirting and window boards
    Remove architraves, make good the chases and damaged plaster. Glue and reskim all over

    Carpenter to fit new architraves, window boards, skirting (on external walls), replace damaged floorboards and do a basic NCT on all doors

    Painting not included

    If you hire the trades yourself and coordinate the work ........ around Euro 23K
