    Hello,

I own a 1 bed semi detached cottage in kildare. There was a flat roof bathroom extension added to the rear in the late 70's.(approx 15m2) I wish to extend the property by 40m2 to the rear and also add a granny flat, which will be attached to the side of the existing property. The granny flat will have its own front door. I propose to rent out the granny flat. I am looking for information regarding the planning issues in this situation. Kildare county council has very little information online regarding granny flat extensions. Any information would be greatly appreciated.

    rgds,

    Gary

You will not be granted planning permission for that purpose...the clue is in the same sentence you wrote.

You cannot rent out a granny flat. You will not obtain planning for a rental property at the side of your house as per your explanation of the site.
