It's a bit of a trek from college and a lot of students in NUIG usually live out near the other side of town (Rahoon, Newcastle)

    Pros
    Cheap
    Communal Atmosphere
    Quiet around exam time
Close enough to Tesco, Dunnes, Aldi & Lidl
If you follow Rugby, it's close to where Connacht play

    Cons
    Far from College
Very few big parties (this could be a Pro for some people)
If you do have a big party, expect a fine, even if it's a first offence. I know of three instances this year where people have been fined around €90 each, it's purely at the discretion of the manager.
Wifi is slow at the best of times, it stops working all together quite a bit
Can't remember how much but you have to pay a few euro every time you want to use the washing machine, over the year it will cost a bomb if you don't go home much
Fire Alarms go off on a weekly basis

I don't understand why anyone going to NUIG would live over there? Its the other side of town.

To be honest I wouldn't recommend it either. Just based on the fact that since it's such an effort to get to college every day a lot of people (especially people who've just moved out of home for the first time) would tend to not go all too often.
It may seem now that you think you'll be in college every day come September but you shouldn't under estimate how lazy you might find yourself when no one is stopping you staying in bed all day watching Game of Thrones (or something) instead of making the 30+ minute trek in the rain to go to a couple of lectures.

That said I've never been inside any of the accommodation myself so I may be being a bit harsh. But if you are going to live there I'd recommend getting a good racing bike. It would shorten the journey closer to 10 minutes.

I live there, and I love it. It's quiet, and it's perfect for studying. But I'm a second year who's actually attempting to work. It's quiet, peaceful, you get to know loads of people. It's not that much of a trek though, it's only an extra five minutes away from Menlo, and maybe an extra seven - ten from Gort and Cuirt.

Also if your planning on living there Never walk home alone from town after a night out. Bohermore (the road between centrepoint & eyre square) can turn into a dodgy enough place at 2am.

A friend of mine is staying there this year and I'd recommend it if you're going there in a crowd but not on your own. The rest of us are based in Dúnáras/ Atlantis and other places out near Westside and Rahoon, and it's an hours walk to her place from where we live. It means taxis home after a night out are very expensive if you're going on your own. (Never ever walk that far after dark down that area)
On the upside the rent is very cheap compared to other student accomodation, the twin rooms are spacious with enough actual space for two people and you're not terribly far away from town. Lots of exchange and erasmus students tend to end up there, my friend has had two living with her. It's very very quiet so if you've a heavy workload that might suit you. they did run a bus to the college during the winter but I don't think they were making enough money from it to keep it going. (I can testify to the fact that it's a long miserable walk over the Quinncentennial Bridge with a bag full of books and a laptop in the wind and rain :P )
