has anyone ever build on the rear of house in dublin?

    ive a huge blank patch on the rear of the house and were thinking of applying for perrmission to build.
    has anyone went down this route . im in d7 area dublin .
    and is there any restrictions .. and certin things needed to know before i start.
    its a morgage of course with plans to rent ..
    theres a guy a few doors away who has the almost exact thing done but it was done before he moved in .. id also like to put solar up to hear the boiler etc. or basic lighting .. but im looking in to that myself . to see if will work out . and eventualy move around and live there myself . and rent the origanal home out..................:D

    You need somebody to look at the site first. You cannot give advice on a new unit without seeing how the site is, what access is like and can parking for the new unit be achieved along with all the other required items like private open space for both units.

    Depends where in dublin 7 you are really. I'm in d 7 and in an ex corporation house and every house has an extension. I only finished mine last yr ! I went with timber frame built ! Excellent choice for saving on heating and insulation. But dublin 7 takes in loads of style houses so it would depend on the area and again the house and space. I don't think you need any planning permission if you keep under 20 m2 and one story ,

    just off the nephin road i am . . near the hole in the wall pub there. adding on the the property i do not want i want a private residence its a side entrance house and already had a double car parking slot .. always had a lot of potencial in it . i finaly am coming up to clearing my morgage gasp.............. lol.. so tis is a project for me . and ive already got a potencial renter in mind whos dying to live in the area close to the job and his /her family. im sure that the property thats build a few doors away was done in 2000 and 14 years after i can only imagine theres a lot of new methods and cost effective ways of inslulating etc.......

    OP, your posts are bery misleading, can you clarify :
    1. Do you want to build a Domestic Extension
    2. Do you want to build a new unit separate to the existing house

    it sounds to me like No. 2

    its sound like the latter to me. please note you need planning. and you professional assistance especially if you intend to let someone live in this dwelling.

    yes its seperate house completly mate. and 3 bed room would be ideal .. the partner wants to go ecco wooden and solar and stuff like that .. but for resale down the road im not to sure on that idea... although im sure it would be mabye cheaper than standard concrete etc bricks .

    You need a professional or suitably qualified person to help you engage with Dublin City Council on Pre-Planning and subsequent planning lodgement.

    To answer the OP's query, if all Development Plan criteria for a new house can be met, in terms of dwelling/room sizes, garden/private open space requirements, off street parking requirements, drainage requirements, seperation distances between the new and existing/surrounding dwellings, etc., etc., and these standards can be shown to be maintained to the existing house/site, there should be no reason why you would not get planning permission.

    im looking to try use solar to heat the water etc... rads if theres a good enough reason to get it in . costs and stuff and i know its a long term plan. anyone on here using solar my home faces south so i get lot of sun light most days when the sun wants to show its face of course.

    I think you need to worry about meeting the criteria for a new unit first if im honest. Worry about those items after you get a good site survey and outline of whats possible.
