New Build next steps after planning received

    Hi,

    I have recently got planning permission for a new build in Co Kildare. I have Planning drawings but need help on what the next steps.. I did not have an arechitect for the planning drawings so I am unsure of who I need to get to progress.

    I want to get a builder to complete the build but in order to do this I think we need a spec to provide to all builders so that we receive all prices back based on the same spec otherwise it would be like comparing apples and oranges..

    Do you know who would do up this spec? Any recommendations in Kildare area. Is it an Architect/Engineer or QS I need? Would this person do spec in line with the building regulations? Do I need to do a BER sepertatly to decide on heating system etc? need to get a architect to do this? or is is an engineer? or QS. I am not up to spead on who i need to do what but I want to do it right when I am doing it. Also is it important to get a BER done so I know what spec heating system windows etc required to get an A3 rated house.

    I would appericate any advise on this and any recommendations in the Kildare area to assist with this.

    Who designed and drew your planning application? (What is their qualification?) What is their advice with regard to proceeding to the tender and construction stage?

    With out wanting to frighten you - You are in a difficult situation, as the new building control regulations (01 March) will require a "Designed Certifier" (can only be a registered engineer, architect or QS) to certify that the design has been designed to comply with the building regulations.

    The advice given by professional institutes is to be very careful in taking over someone else's design, as he / she will be responsible for the design under the new BC regulations and takes on the liability for it. This is a dangerous undertaking for them! & because of this, someone that does undertake this role (post planning permission), will require a fee proportionate to the work, reviewing (& possible redesign), certification and liability involved.

    You have 3.5 days to submit a commencement notice to fall under the current regulations, and avoid the requirements of the new regulations.

    Engage a profesional ASAP! (aka an architect, QS, engineer) This building is a massive investment for you and requires professional input accordingly.
