    Anyone know if your surveyor can provide this or do you need to waste money on somebody else to pretend he knows the "value" of the property?

    AIB will have a list of approved surveyors / valuers in your area. Cost should be in the region of €150.

    Just think the bank should look after their own valuation if they want one

    It's always been an expense that the borrower has had to bear. Being allowed to cherry-pick your surveyor to provide a valuation to the bank would lead to a situation akin to the doctor who's a good man for a cert. - there would be a few surveyors in every town known for being a soft touch for a valuation to the client's specification but their valuations wouldn't be worth the paper they're written on.

    There are several areas where you are presented with a closed list of professionals, examples include medical checks for immigrant visas (e.g. US & Oz) as well as medical checks for a pilot's licence so there's nothing unique about banks forcing you to pick a name from a list.

    Actually I didnt have to pay for valuation the last time i bought property.

    Theres a big difference between amedical check from a trained health care proffessional and a "valuation" of a property.

    Imagine the payin the same "expert" who told you your appartment was worth half a mil a few years ago to "value" your house-the ironing is delicious.
