Old development plans vs new development plan.

    I completed building my home around 2 years ago. The planning permission was approved under the old development plan which mean i only had to pay around €700 in development charges.

    I now want to build a small extension onto the house(11ft square) and want to to if i would be liable to pay development charges under the most recent development plan?

    Any help appreciated

    If the house was completed as per the planning grant, you are entitled under exemption to build up to 40sqm to the rear f the house without permission. Exempt from planning = exempt from development charges.
    There are obviously conditions attached.

    You need to check your local authority development charge schedule on line.

    Most countys wouldn't have a charge for that level of extension because of the reason outlined above.

    The extension is to the side of the house. Im just worried if i alter the sq footage the council could say that the house is not as originally planned.

    If the house is constructed to the approved plans and you have paid the development charges for the house, the council can only seek development charges for the additional floor area of the extension. It is irrelevant that the rates have changed in the interim. If this additional area is less than 40m2, it's unlikely you will have to pay any dev. charges
