1.277 acres, though it's more of a basic maths question than a legal one.

What you get is an undivided 1/18th share in 23 acres. You don't have a right to claim sole ownership of a particular 1.277 acres.

Of course, the co-owners can agree to subdivide the land in this way, and each to take sole ownership of a particular plot in exchange for part-ownership of the whole. But it requires unanimous agreement not just on the principle that the land should be subdivided but on the identity of the precise plot that everyone will get. That's probably not very realistic. More likely, if the co-owners don't want to continue as co-owners, the land will be sold and the proceeds divided.

    the amount of land 1.277
can it be divided as if you wanted a 1 \18 in an acre the rest would be sold for the other peoples shares
oh soo you could get your 1 acre and the rest would get there money from when the rest would be sold but does there have to be an agrrement or you do a leter to the solicitor
because thats what i was kinda wondering is thast possible and hgow much land is that share exactly because i thought it was around four acres or three and a half because thats what i got when i did the sums?

No offence, but you definitely need to get a professional to handle this for you.

A calculator or slide rule might be a good start!

Do you realise how little your 1/18th share may be worth? We don't know the value of the land but it could be worth as little as €3,000 per acre. At that price your share would be worth around €3,800 less costs. It's not worth getting complicated for such a small sum, so take the suggestion made by Peregrinus: sell the land and divide the money. Also take advice.

ill find out about it and because it might be too much bother trying to get the acre and yould be better off with the money then

It can be divided, but it requires unanimous consent among all the co-owners, not just about the basic idea of dividing the land but about the identify of precisely which 1.277 acres you are to get.

In fact your true claim is not to 1.277 acres, but to a 1/18th share of the value of the land. Not all of the land is equally valuable; obviusly a plot which has access to the road is worth a good deal more than a plot of simlar size, but no road frontage, and other factors could affect the value of the land as well. So if you were to subdivide, what you'd be looking for is not an area of 1.277 acres, but an area of land with a market value equal to 1/18th of the total market value of all the land. Your co-owners would all have to agree not only on precisely what plot of land you are to have, but on its value - not just majority agreement, but unanimous agreement. Realistically, ain't gonna happen.
