So we've got the planning, but haven't done anything about the mortgage yet. Our plan was to get quotes from builders and then apply for the mortgage from there. My question is, what are the big things we need to include when putting it out to builders?? Things like tiles, insulation, kitchen, doors, floors. Anything else??

Contact the bank now, ask them what they need in the way of costings to get mortgage.
Then Contact your architect and get tender drawings and a provisional BER prior to tendering.

Talk to your bank as alot now require a costing from a quantity surveyor so check with them first to see what their requirements are
